FAQs
What is BIM?
BIM is an acronym that stands for both the noun “Building Information Model” and the action of “Building Information Modeling.” BIM serves as a virtual construction tool that generates and manages building data throughout its life cycle. Innovative technology creates a dynamic, project representation that details building geometry, spatial relationships, geographic information and quantities/properties of building
components. In essence, you are layering information on top of traditional modeling to create building intelligence that streamlines and enhances project efficiencies.
Why is BIM important?
Building projects are much more expensive, time consuming and error-prone than necessary. Leveraging BIM’s advanced technology makes the building project delivery system more efficient. In real-time, you can detect, identify and address potential problems/solutions before construction commences. It eliminates the opportunity for errors, omissions and change orders and significantly increases ROI and productivity.
How does BIM incorporate 4D and 5D modeling?
A traditional BIM involves a 3D model of A/E plans, providing detailed images of spatial relationships and requirements. 4D overlays the aspect of time into a project so you can accurately manage timelines, project phases and subcontracting needs to keep the project running smoothly and completed on time. 5D goes one-step further and integrates cost into project analysis. Through built-in BIM cost analysis features, you can accurately estimate component and total project cost in real-time.
How much does it cost to implement BIM into a project?
Creating a BIM varies in price based on square footage and project complexity. However, clients who’ve implemented BIM and Virtual Build’s VRFI continue to report a significantly enhanced project ROI that pays for the cost of the BIM many times over.
How much money will BIM actually save me?
Each project is different, but BIM’s distinct ability to detect errors, omissions and clashes prior to construction allows you to analyze risks/benefits more accurately—and much earlier—in the development process. This significantly reduces costs, enhances ROI and ensures timely delivery of the project. Plus, the “smart” nature of its approach creates transparency throughout the entire construction process and provides better information management, engagement and business process re-engineering between you and your stakeholders.
Does BIM work for both commercial and residential projects?
Yes. BIM’s scope is essentially limitless and works for nearly all types of projects. While the specific uses for BIM may differ by project type, it remains a cost-saving, value-added service across many project categories.
Does BIM have any post-construction value?
Absolutely. Incorporating BIM into the post-construction process is just as important as utilizing it pre-construction. Be sure to have Virtual Build generate an accurate post-project BIM that reflects your project in as–built condition. This tool is invaluable and can serve as visual file cabinet—providing a broad, interactive record of inventory, spatial relationships, maintenance records, building occupancy and more.
Who is using BIM?
BIM has benefits and applicability to all members of the real estate and development industries—owners, developers, owner’s representatives, general contractors, tenants, leasing agents and property managers. In addition, the federal government has recognized the enterprise importance and widespread, value-add capabilities of BIM. In 2003 the General Services Administration (GSA), through its Public Buildings Service (PBS) Office of Chief Architect (OCA), established the National 3D-4D-BIM Program. GSA cites that the power of visualization, coordination, simulation, and optimization from BIM allow them to more effectively meet customer, design, construction, and program requirements.
Why haven’t more people adopted BIM?
BIM truly represents the next generation of real estate and development. Virtual Build is an early U.S. adopter of this vital technology. The significance of BIM’s benefits are just now being realized across the building community. You can expect that BIM will be an increasingly critical component to emerging and future projects.
Will my team need specialized training to understand BIM and how to implement its intelligence?
No. Virtual Build encompasses a team of seasoned BIM experts that can walk you through each stage of the modeling process. In addition, they will explain each report to you, spotlighting how you can mitigate risk and maximize project potential.
Why should I choose Virtual Build over other companies utilizing BIM?
Virtual Build provides a deep and rich understanding of the many facets of the real estate and development industries. Its leadership team encompasses more than 40 years of hands-on, combined expertise in architecture and construction, ensuring that clients receive customized service that maximizes and benefits all aspects of project development.
Virtual Build began working with BIM in 2003. As an early adopter of this innovative technology, the Virtual Build team has comprehensive knowledge of its core benefits and advanced applications. Plus, as a U.S.-based organization, Virtual Build has a distinct understanding of the zoning and code compliance issues that might impact your project.
