PROJECT: Spring Hill Office Building, Annapolis Maryland (Bernstein Properties)
PROBLEM: Owner had extensive experience with cost and time overruns; looking to save time and money on this new construction project
SOLUTION: Virtual Build created a high-resolution BIM for the project which detected 324 errors, omissions and clashes prior to construction. Through collaboration among all parties, the project was value engineered to reduce cost, shorten the schedule and enhance complex spatial issues.
PROJECT: 1111 New Jersey Avenue, N.W., Washington, D.C. (Donohoe Construction)
PROBLEM: Builder did not trust that all components would fit into the ceiling as detailed in the architectural plans
SOLUTION: Virtual Build utilized BIM to model components in the plenum space (cantilevered concrete beams, extensive duct work, plumbing/waste/supply lines, sprinkler piping, the proposed ceiling grid and recessed light fixtures). The analysis validated that nine foot ceilings could be utilized as designed, but found that some areas would require special light fixtures due to spatial constraints.
PROJECT: The Canterbury, Washington, D.C. (Bernstein Properties)
PROBLEM: Owner needed to integrate a historic facade into a modern condo renovation
SOLUTION: Virtual Build utilized BIM to conduct a virtual walk through and fly-around to confirm building massing and proportions were appropriate. High-resolution images were created from specific viewing areas so the owner could validate that the project would work as designed.
PROJECT: D.C.-Metro Existing Apartment Survey (Kay Properties)
PROBLEM: Owner/manager had multiple communities with no accurate plan data
SOLUTION: Virtual Build created BIMs of all 12,000 units across 33 communities. The analysis served to coordinate apartment types/square footages to current lease data. In addition, it indentified anomalies to allow the owner to better align rents to actual property conditions.
